An inquiry is not a booking

Selecting dates and sending the form neither creates a binding booking nor blocks dates. Availability is checked manually; the calendar is not automatically synchronized with Booking.com. Before a binding agreement, we provide the final price, dates, full operator details and terms. A stay becomes binding only after mutual confirmation of specific conditions, documented by email.

Rates and payment

Standard rates: 1,100 SEK/night or 7,500 SEK/week, calculated as whole weeks plus remaining nights. Christmas, New Year, Valentine’s, Easter, Midsommar and Halloween weeks are offered at 9,999 SEK subject to availability and individual confirmation. The form price is an estimate and does not apply holiday rates automatically. No monthly stays or mandatory additional fees; optional extra bed 100 SEK/night.

Deposit: 20% on booking. Balance: no later than 7 days before arrival, by bank transfer or Revolut. Deposit deadline and payment details are provided with confirmation. For bookings less than a week ahead, payment timing is agreed before binding confirmation. No online payments.

Cancellation and withdrawal

Cancellation is free up to 14 days before arrival, then 50% of the stay price. The exact deadline calculation, charge basis, deposit offset and refund timing must be clarified before binding confirmation; ambiguity must not be used against consumers. Send changes or cancellations to the contact email; changes require mutual confirmation.

Date-specific accommodation normally falls outside the statutory 14-day no-reason withdrawal right under Article 16(l) of Directive 2011/83/EU. This is distinct from contractual cancellation and does not limit other statutory rights.

Guests and house rules

Ideally 2 adults and one child under 18, plus one child under 2 free (maximum 4 people). Optional extra bed 100 SEK/night. Check-in 14:00–22:00 using a key box; checkout by 11:00. Towel set and bathrobe for each guest, two bicycles included. Tent sauna outside summer, hot tub in summer; confirm availability for your dates.

Dogs and cats are allowed except in the bedroom and living room due to the co-owner’s allergy. Cigarette smoking is prohibited throughout the property, including outdoors. No parties. Use the barbecue and fire pit outdoors only and respect local fire restrictions. Car rental is not offered.

Problems and consumer rights

Report problems promptly by email so we can address them. These terms do not exclude statutory liability or mandatory consumer protection.

Governing law and disputes

The stay agreement is governed by Swedish law, where the operator is domiciled. A consumer domiciled in the Czech Republic does not lose the protection of mandatory Czech provisions (Civil Code No. 89/2012 Sb. and the Consumer Protection Act No. 634/1992 Sb.); a consumer may also bring a dispute before the courts of their home country.

Out-of-court dispute resolution: in Sweden the Allmänna reklamationsnämnden (ARN, arn.se) and in the Czech Republic the Czech Trade Inspection (adr.coi.cz) decide disputes against traders. Because the owner lets the cabin as a private individual, their jurisdiction is not certain and a submission may be declined.
